Gather your documents before you leave

Before you travel, be sure to print out copies of a few essential documents:

  • Identification,
  • Proof of income,
  • Bank Account Information (RIB).

Choose the right time period

If your vacation dates are flexible, a trip between July and September offers an advantage. This is the rainy season in Senegal, also known as the “hivernage” period. You’ll be able to observe the neighborhood and its surroundings under real-world conditions: accessibility, rainwater runoff, and how the surrounding infrastructure functions. The rainy season thus provides a better understanding of the area’s characteristics before investing.

Furthermore, in Senegal, any real estate sale must be notarized to be valid, in accordance with the Construction Code, as amended by Law No. 2023-20 of December 29, 2023. While you’re there, take the opportunity to verify the land title for the parcel and its cadastral identification number (NICAD) issued by the General Directorate of Taxes and Public Property (DGID).

If you have to leave before the process is complete, this is also an opportunity to draw up a notarized power of attorney. This will allow a family member or your notary to act on your behalf, in full compliance with the law, once you have left.

An appointment at a local bank

Finally, if you’re considering a mortgage, visiting a bank branch can speed up the financing process. Today, several Senegalese banks offer products specifically designed for the diaspora. If you have the time, go directly to a branch to compare these offers.
